Location location location, central heating, air conditioning, double glazing, good neighbours,good schools and a long lease these are just some of the factors that buyers consider when buying a property. So it was some surprise when we learnt that that new UK research (Jan 05) commissioned by the Homebuyer Show revealed something completely different.

The survey reports that 72 per cent of home buyers say good security is rated as being more important when making a buying decision than a home overall condition and size.

Home buyers also ranked security above other key house buying factors such as the quality of the neighbourhood and local facilities.

Less important when deciding on a property is the state of the interior decor, 51 per cent regarded this as irrelevant.

One in three buyers are unconcerned by the provision of lack schools and a similar amount were indifferent of the size and state of a property’s garden.

The study also looked at the improvements and gadgets which security again topped the list again with homebuyers regarding a state of the art security system as being more desirable than kitchen gadgets and plush designer furnishings.

Being aware of the following broker sins will help you pick a trustworthy broker and make sure they get the best deal for you. Most importantly, don’t be afraid to ask questions.

There is no doubt that radiant floor heating is a superior method of heating your home. Its popularity is steadily increasing as people discover that not only is it the most comfortable form of heating, but also the most cost efficient.

Though comfort and cost are the two biggest benefits of this heating system there are many others:

-Silent operation - no hum or whistle of a forced air system.

-Inconspicuousness of the system - you don’t see vents or air blowing.

-A healthier home - forced air systems can spread dust, pollen, and germs.

-Even, quiet warmth: even with wood, tile, or uncovered concrete floors.

Designing an effective radiant heating system takes careful planning and preparation.

With radiant heat, one must calculate the heat loss of the structure, tube spacing, tube sizing, loop length, pump sizing, zoning, boiler capability, and homeowner requirements.

All these things must be engineered to work together and careful consideration must go into calculating the radiant heat output to meet the heat loss demands of the home.

Like in many professions and occupations there are honest and ethical people and there are some who aren’t. Since the commissions of the Real Estate Agent are being paid by the seller of the house a buyer cannot relay on his objectivity or impartial conduct, exactly as since without a buyer there is no deal, the seller can expect the agent to exert pressure to lower the selling price.

In short, the agents’ main interest is to make sure that there would be a sale, so he would be able to get his commission, therefore he would do anything in his power to make the buyer pay more than he wanted and on the other hand (the good hand :-) , push the seller to settle for less than he hoped to be paid for his property.

In general it make sense to bring both sides to agree on realistic price that can cut a deal, what we would concentrate here though, is the unethical dirty tricks and manipulations some of the Real Estate Agents are using in order to achieve it.

You can either spread the fertilizer by hand if you have a smaller lawn area to cover or use a specialist spreader tool for more even coverage, using a drop spreader for small lawns or a rotary/broadcase spreader for bigger areas.
